Buying a home in the Twin Cities

Seven steps from first conversation to keys in hand, what happens, when it happens, and what it costs you.

A conversation first

Before anything else we talk through your timeline, your must-haves, and the number you are genuinely comfortable with each month, rather than the maximum a lender will approve.

Get pre-approved

A written pre-approval from a local lender tells sellers you are real. I can introduce you to two or three I trust, and you compare their terms side by side.

Search with a filter that matters

You will see everything that fits, plus the ones that do not look right on paper but are worth a walk-through. I will also tell you which listings to skip and why.

Tour, and tour honestly

On every showing I point out what would cost you money later: the roof, the grading, the panel, the windows. Falling in love is easy; my job is the other half.

Write a strong, sane offer

Price is one lever among many. Timing, contingencies, closing date, and earnest money all move a seller, and we use them so you win without overpaying.

Inspection and negotiation

We read the inspection together, separate the cosmetic from the structural, and go back for repairs or credits where it is justified.

Closing day

Final walk-through, signing, keys. You will know the numbers before you sit down. No surprises at the table.
